JOB SUMMARY:

Performs physical plant maintenance and repairs and coordinates facility maintenance with the Building Manager. Proficient in most areas of maintenance including electrical, plumbing, HVAC, sheetrock, painting, light carpentry, and construction. Complete preventative maintenance routines with proper documentation.

This position is a Safety Sensitive Position. The essential functions, physical demands, and mental competencies of this job require the employee maintain the ability to work in a constant state of alertness in a safe manner.

JOB SPECIFIC DUTIES AND RESPONSIBILITES:

  1. Completes work orders on facility maintenance (CMMS SYSTEM). Prioritizes work orders as to urgency and in correlation to treatment related projects. Maintains appropriate records.
  2. Establishes schedules for physical plant maintenance and inspections and certain equipment that includes fan coil units, lighting, fire extinguishers, sterilizer and other areas and equipment as needed. Maintains required records.
  3. Performs repairs and adjustments on all locks for cabinets, closets, doors and desks
  4. Performs filter changes on ventilating systems, heating and air equipment.
  5. Assists in moving furniture or equipment.
  6. Performs repair or general maintenance work on facilities, building, grounds, and equipment at various site including electrical, carpentry, plumbing, masonry, glazier, and painting tasks.
  7. Performs repair work on treating structures such as showers, floors, sinks, walls, carpets.
  8. Performs snow removal.
  9. Makes engraved I.D. signs for offices.
  10. Responsible for Physics/ Engineering vehicle maintenance. Establishes schedule for routine maintenance, washing and cleaning, and maintains records.
  11. Repairs certain treatment related equipment, such as stretchers, wheelchairs, and IV assemblies in transportation vans if requested.
  12. Responsible for keeping clean all areas in the Engineering department and Facilities Maintenance areas. This includes the sink and all equipment such as key, engraving machines and saws.
  13. Picks up supplies and parts as needed, include certain physical plant and housekeeping supplies. Will initiate some purchases using purchase orders.
  14. Contributes to a positive work climate and the overall team effort of the department and CARTI.
  15. Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.
  16. Performs minor repairs on kitchen appliances and emergency equipment, reporting mechanical malfunctions to the Building Manger for further action.
  17. Assists on breaking down cubicles partitions, exercising discretion to identify projects that need higher skilled craft's individual's services.
  18. Performs carpentry work on all cabinets, shelves, counter tops and other millwork as needed.
  19. Performs repairs on interiors walls such as patching and painting.
  20. Performs routine electrical repairs such as changing lights bulbs, receptacles, and ballasts.
  21. Performs activating and deactivating building alarms and responding to alarms calls after and during regular work hours.
  22. Responsible for keeping clean all areas in the mechanical rooms, electrical closets and other areas that are assigned to the Facility department.
  23. Performs routine inspection and preventive maintenance on equipment such as fire extinguishers and other life safety equipment.


EDUCATION, CERTIFICATION, LICENSURE and REGISTRATION:
  1. High School diploma
  2. Valid Arkansas Driver's License

EXPERIENCE, KNOWLEDGE, SKILLS and ABILITIES:
  1. Experience such as a general facility maintenance technician
  2. General knowledge of heating and air and variety of other mechanical equipment
  3. General aptitude for and a willingness to perform all-round mechanical, electrical, carpentry, and varied maintenance repairs
  4. Must have a good grasp of mathematics
  5. Ability to use fixed and portable power tools
  6. Ability to operate a fork lift or vertical lift
  7. Ability to follow oral and written instructions
  8. Must have a good understanding of technical terminology
  9. Ability to use a computer
  10. Ability to follow safety practices and recognize safety hazards
  11. Ability to establish and maintain effective working relationship with staff and public


REASONING ABILITY:
  1. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  2. Ability to interpret a variety of instructions furnished in written, oral, or schedule form.


INTERPERSONAL SKILLS:
  1. Must interact and communicate both verbally and in written form.
  2. Must interact and exchange information regarding patients with physicians and other departmental personnel, and outside agencies on a frequent basis while respecting the confidentiality of patient information.

  4. The employee is frequently required to lift, manipulate and hold moderate and heavy loads.
  5. The work involves moderate to heavy work in all types of weather. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds or more) and perform other similar actions during the course of the workday.
