The incumbent of this position performs duties necessary for maintenance and construction of improvements to municipal buildings and other facilities used by the City. include the following. The list of essential functions is not exhaustive and may be supplemented as necessary. Other duties may be assigned. Regular and predictable attendance and punctuality are essential functions of this position.
There will be four Building Maintenance Technicians; weights of essential functions may be different according to each employee's area of specialty.
Electrical Maintenance: maintains and repairs electric systems; maintains/troubleshoots electric distribution panels, conduit, and outdoor lighting; replaces and repairs light fixtures as needed; installs new receptacles and switches.
Plumbing: installs kitchen sinks, water lines, etc.; replaces or repairs kitchen and bathroom faucets, flush valves, commodes, urinals, hot water tanks, damaged sprinkler system, etc.
Construction/Carpentry Work: builds cabinets, walls, shelves, etc.; installs roof shingles, flooring (carpet, tile, etc.), windows, new doors, sheet rock, and suspended ceilings in offices, etc.; prepares walls for painting; paints walls and trim; installs wallpaper; applies roof coating; repairs desk, chairs, doors, etc.; sets up forms for concrete work; finds and purchases parts for repairs.
Heat and Air systems: installs ductwork; services heaters and air conditioning units; replaces compressor, electric motors, thermostats, and other electronic components on heat and air units; takes pressure and temperature reading of refrigerants; recycle refrigerants.

High School Diploma or equivalent and five years of related experience in essential functions
Journeyman Electrician License and/or Journeyman Carpenter Certificate preferred.
A Class D driver's license and good driving record are required and must be maintained throughout employment.The complexity, guidelines, supervisory controls, and supervision responsibilities described below are representative of this position.

The supervisor sets the overall objectives and resources available. The employee and supervisor, in consultation, develop the deadlines, projects, and work to be done. The employee may also determine the approach to be taken and the methodology to be used.
